FEMA has designated Natomas as a Special Flood hazard Area.

"FEMA will issue the final, revised FIRM for the Natomas Basin in November 2007. At this point, the only certainty is that the Natomas area will be remapped by FEMA into a flood zone that requires flood insurance for properties secured by a mortgage backed by the federal government." - Sacramento County Floodplain Status - Flood Management Committee - February 14, 2007

Currently, Natomas homeowners are eligible for preferred flood insurance for $317. When you buy a policy before the new maps are released, you will not see an increase until the policy renewal. Furthermore, once it does renew, your house will be eligible to keep a "grandfathered" rate which will be significantly lower than the rate for those that buy a new policy for as much as $700 higher than the current preferred rate.

**Exceptions to the 30-day waiting period:

1. If your lender requires flood insurance in connection with the making, increasing, extending or renewing of your loan.
2. If an additional amount of insurance is required as a result of a map revision.
3. If flood insurance is required as a result of a lender determining that a loan, which does not have flood insurance coverage, should be protected by flood insurance. The coverage will be effective upon the completion of an application and the presentment of payment of premium.
4. If an additional amount of insurance is being obtained in connection with the renewal of a policy.
